Based on Airbnb's published search criteria plus correlation analysis across thousands of audits:

1. Click-through rate on the first photo

Your first photo determines whether anyone clicks through to your listing page from search results. CTR is one of the most heavily-weighted ranking signals.

Audit check: is your first photo wide-angle, bright, vacation-feel, and aligned with your title's promise? If you lead with an exterior shot or a close-up detail, CTR is almost certainly low.

2. Title relevance to common search terms

Airbnb's search uses keyword matching against title and description. Titles that include high-intent terms ("walk to", "fast wifi", "blackout curtains", "dedicated workspace") rank better in filtered searches.

Audit check: does your title include 1+ filter-relevant phrase? Are you using generic adjectives ("cozy", "charming") that take character space away from real signals?

3. Description keyword density (without stuffing)

Search queries like "airbnb with hot tub", "airbnb with workspace", "airbnb pet friendly" use exact-match scanning of your description. Mentioning the keyword once organically in context is worth more than listing it three times.

4. Recent review velocity

The 90-day review window is heavily weighted in ranking. A listing with 30 total reviews but only 1 in the last 90 days will rank below a listing with 12 reviews and 4 in the last 90 days.

Audit check: how many reviews in the last 90 days? If under 3, that's likely your biggest single SEO drag. The fix is operational (faster turnover, better check-in messaging) rather than copy-based.

5. Response rate and response time

Airbnb measures both as rolling 30-day medians.

Audit check: are you under 1 hour median response? Under 24 hours is the Superhost minimum, but 1 hour is what wins ranking. The hack: instant first-touch ("checking my calendar, will reply tonight") within 5 minutes counts as the response time.

6. Listing accuracy subscore

Reviews that include "matched the description" or "as advertised" lift this subscore. Reviews that include "wasn't quite as photographed" or "smaller than expected" tank it.

Audit check: does your description overpromise? Are your photos taken with a wide-angle lens that makes rooms look bigger than they actually are? Honesty in copy + accurate-perspective photography prevent the slow-bleed accuracy decline.

7. Cancellation rate

Host-initiated cancellations within 30 days of check-in carry significant ranking penalties — sometimes lasting 90+ days.

Audit check: zero host cancellations in the last 90 days is the goal. If you've had any, the recovery path is operational discipline plus heavy review accumulation to dilute the signal.

A note on Airbnb SEO myths

You'll see advice online claiming things like "use exact-match keywords 7 times in your description" or "respond at exactly 12 minutes for the algorithm boost." Most of this is folklore.

What we know from observable correlations:

  • Faster response is better, with diminishing returns under ~1 hour. Going from 2 hours to 30 minutes matters. Going from 30 minutes to 5 minutes barely does.
  • Specific keywords help in filtered searches, not in broad ones. "Walk to" helps when someone filters for nearby amenities, doesn't help in a generic city search.
  • Stuffing keywords backfires. Airbnb's review system catches "doesn't match" complaints, which tank accuracy subscore.
  • Photo first-impression dominates. The single biggest unfair advantage in Airbnb SEO is a great first photo. Most hosts under-invest here.
